Customers often worry about being out of their old house on time. The bigger issue is usually getting into the new one. On completion day, keys are often not released until mid-afternoon, and sometimes as late as 5pm. That delay is usually outside the control of the removals team.
This is one of the most common frustrations in house moves. The van can be loaded, the customer can be ready, and the team can be waiting, but nobody can unload until the legal process has completed and the estate agent releases the keys.
Completion day depends on money moving through the chain. If one part of the chain is delayed, everyone behind it waits. This is why one customer can be worrying about vacating by 1pm while the house they are moving into is still full because that seller is also waiting for the next stage.
The removals team often ends up caught between customers, estate agents and solicitors. We can work hard, but we cannot unload into a property without keys.
The best advice is to be firm with solicitors before completion day. Ask for a clear explanation of how the day is expected to work, what needs to happen before keys are released, and what timetable is realistic. Exchange first, confirm expectations and do not assume keys will be available at lunchtime.
It is unfair for customers and unfair for labourers when delays push physical unloading late into the evening. Serious physical work at 7pm or 8pm is often the result of legal delays, not because the removals team started slowly.
Keep essentials with you, including medication, chargers, drinks, food, documents and anything children or pets may need. Be prepared for waiting time. Most importantly, make sure your own property is ready so the things within your control do not add to the delay.
